APC Back-UPS RS 800VA thinks the power is out

Hi, I need help. My APC Back-UPS RS 800VA thinks I have power outages every day but I don't.
It will click and log a power outage multiple times a day.
I've tried it in different locations, it does the same in all.
I have tried it at a friends house and it still does it.
I have connected a voltmeter and actually observed current voltage when the APC thinks I have a outage (and clicking) and there is not even a mini change in voltage, ir remains a steady 122-124vac
I have ONE item plugged into APC, my computer with it set to shut down after 1 minutes in event of power failure.
I have the senssitivity set to medium.
My current draw is 59 watts of 540 available.
I am running PowerChute Personal Edition 2.2
It passes all tests and logs power outages even if it's sitting alone with ZERO load and nothing plugged into it.
I have it set to intervene if the volt varies from between 97-137 VAC
It sounds like a internal switching problem.
I also note the batteries are over a year old and I've had the unit only 22 days.
What's the problem ?
I give up........

hmm...When does the UPS transfer to battery mode? Is it happening at the same time every day? How long does the UPS run on battery when it intervene to battery? If possible, could you please try adjusting the UPS sensitivity to Low and see if the same situation occurs?

It transfers to battery mode with me at the computer working with nothing plugged into the UPS besides computer (only) you can see the attachments so only a 51-59 amp draw of 540 amp available. It drops out for no reason at all. Once I got a yellow warning triangle and a error message that said, +"Internal Communication Fault"+. And yes I did forget to mention I have tried a LOW setting and it does it no matter if set to Low-Medium-High.

It just dropped out again while I was typing this and shows still yet another power outage.
It has now dropped out 17 times this week for a total of 3 minutes and 43 seconds.
Thanks for your ideas I need more.

It appears to be an abnormal operation of the UPS. If possible, could you please uninstall the Power Chute from your Computer and check if the UPS behaves this way? Its very rare that the Power Chute software could cause this issue. However, please check the UPS without the Power Chute software in order to determine if the issue lies with the UPS hardware. Secondly, Do you have any other APC Back UPS? If so, are they working fine on this circuit? If they are working fine on the same circuit, then this is most likely problem with the UPS in question.

When I reported the APC was giving me a error message of internal switching failure they sent me a new one. Looks like it was internal. It happens, I'm happy.
Thanks everyone the replacement has not dropped out one time since I set it up to replace the problem one.
